Job Overview:
Our client, a prestigious 5-star resort in Curaçao, is seeking an experienced and highly skilled Facilities Manager to oversee the maintenance and smooth operation of all facilities. The ideal candidate will ensure that all maintenance issues are addressed promptly and efficiently, maintaining the high standards of luxury expected by our guests. This role involves managing both incidental repairs and planned periodic maintenance across all areas of the resort, including accommodations, kitchens, restaurants, offices, and storage areas.

Core of the Role:

The department is split into two parts:

  1. Acute Maintenance; “Storingsdienst”: This entails fixing or solving day-to-day issues on the hotel grounds or workspaces that require immediate attention.
  2. Scheduled Maintenance: Includes periodic AC maintenance, kitchen maintenance, building team, and external parties.

You are responsible for managing the workload of the departments, prioritizing these tasks, and maintaining a clear overview of what needs to be done by the teams and when. You are in complete control and prepare each workday, so everyone knows what to do daily. A system our client is about to implement will make this easier for you. You ensure the team has the knowledge, tools, and materials to complete their tasks and has a clear overview of the planned work and tasks. You are the linking pin between all relevant departments within the resort when it comes to communication related to maintenance. You lead by example, enabling your team, guiding them, and filling the gaps where needed.

Key Responsibilities:

  • Maintenance Management: Oversee the maintenance of all resort facilities (“storingsdienst”), ensuring both immediate repairs and scheduled maintenance (projects) are performed to the highest standards.
  • Team Leadership: Manage and lead multiple specialized internal and external (third-party) teams of experienced maintenance professionals, promoting a collaborative and high-performing work environment. After explaining what needs to be done, also triple-check if it is done correctly.
  • Work Planning: Daily management and responsibility to divide the workload across the dedicated professionals, both internally and externally. Prioritize these tasks and prepare the planned working days.
  • Communication: All related communication connected to the workload is your responsibility. Communicate to the resort as a whole, to the management team, to impacted departments, as well as your own team and connected third parties. Clearly indicate what your teams need to execute their assignments to the resort's standards.
  • Technical Oversight: Utilize technical knowledge to diagnose and resolve maintenance issues related to plumbing, electrical systems, IT, pool maintenance, roofing, and painting. Share this knowledge with your teams.
  • Guest Experience: Ensure all guest-related maintenance issues are addressed instantly to uphold the 5-star luxury experience.
  • Operational Efficiency: Ensure all work areas, including kitchens, restaurants, offices, and storage areas, are fully functional and meet operational standards.
  • Quality Control: Regularly inspect resort facilities to identify and address maintenance needs proactively.
  • Vendor Management: Coordinate and negotiate with external contractors and suppliers for specialized maintenance tasks and ensure timely delivery of services. These external vendors can consist of, but are not limited to, AC maintenance, kitchen maintenance, building team, contractors, electricians, and IT.
  • Budget Management: Manage the maintenance budget, ensuring cost-effective solutions without compromising quality.
  • Purchasing: Ensure all needed (building) materials are ordered on time, within budget, and arrive in Curaçao within the overall building schedule (customs, transport, etc.).
  • Safety Compliance: Ensure all maintenance activities comply with safety regulations and standards.
  • Communication: Maintain order in the various communication methods used within the resort; verbal, email, calls, and WhatsApp groups, alongside advanced internal communication systems. Communication in English and Dutch is mandatory, with a high preference for Papiamentu or Spanish.
  • Meetings: Daily morning meetings with Operations and F&B to communicate planned maintenance regarding disturbances for the guests (noise, dust, etc.).

Kennis en vaardigheden

  • Technical Knowledge: Basic technical understanding of plumbing, electrical systems, HVAC, pool maintenance, and other relevant areas.
  • Systems Knowledge: Able to manage and maintain all relevant systems, both existing and future systems that may be implemented. Ability to read and understand AutoCAD drawings is a plus.
  • Experience: 3 years of proven experience in facilities management, preferably in a luxury hospitality setting.
  • Leadership Skills: Strong leadership and team management skills, with the ability to lead a team of seasoned professionals. Lead by example. Support the daily management of the resort, prioritizing the well-being of the guests while enabling your teams to complete their work with minimal interference with the guest experience.
  • Problem-Solving: Excellent problem-solving skills with the ability to address maintenance issues promptly and effectively.
  • Communication: Strong communication and interpersonal skills to interact with guests, team members, the management team, and external vendors. Honest communication is crucial; say what you do and do what you say. We are looking for an action-oriented, hands-on finisher, not someone who thrives in long meetings.
  • Attention to Detail: High attention to detail to maintain the luxury standards of the resort.
  • Flexibility: Ability to work flexible hours, including weekends and holidays, to meet the resort’s needs.
  • Local Network: It is a big plus if you have a local network with construction companies and external vendors on Curaçao.
